Do You Enjoy Viewing the Sunset at 135th Street & Riverside Drive? ACT NOW TO SAVE THAT VIEW!

Community Board 9 Manhattan (CB9) is requesting OUR input on real estate development that can impact RVT’s beautiful Hudson River horizon view.  A seven-story mixed-use property is being proposed at 701 West 135th Street.  Parts of this structure, if completed, will obstruct the west side view, which is one of the major perks of living on Riverside Drive.

It’s not too late to take action to halt this project and preserve the beauty of our neighborhood. The deadline to submit statements about why this development should not be allowed to amend our local zoning laws to accommodate this property is Thursday, May 30, 2024. 

According to the Montefiore Park Neighborhood Association:

“The roof bulkhead EXCEEDS the height of Riverside Drive, blocking the cherished community park sunset view spot at 135-137st. Any future solar panels and air heat pumps etc. mandated by Local Law 97 would further clutter that spot.”

For further information, you can view CB9’s Public Hearing held on Tuesday, May 14th at its regularly-scheduled Housing, Land Use & Zoning Committee Meeting. The hearing was on the proposed rezoning and redevelopment of 701 W 135th Street on 12th Ave, where Phuket and Covo used to be. CB9 previously heard from this developer about this site five or six years ago, and at that time many people were concerned about the impacts and suitability of the development. Full details of the proposal and filings by the developer can be found on the Department of City Planning’s zoning application portal.

We were invited to hear the proposal, ask questions, and express our views and opinions on the proposal at the May 14th Public Hearing. The meeting notice was posted in advance in our elevator lobbies and our mailroom. Did you attend? Submitting a statement by Thursday, May 30, 2024 may be our last chance to make our voices heard.

Developers depend on an uninvolved community to get projects accomplished without our input. But it’s on us to make sure they hear from us.  That view coming west is amazing and has been there for years and should be preserved.  What other groups can we align with?
